Project Triton
The hidden value of what already exists.
Some places endure through time. And there are moments when someone imagines a new future for them.
In the heart of Rome, along one of the capital’s most iconic streets, Project Triton is the story of a major historic property transformed by a strategy that combines acquisition, architectural restoration, new uses and value creation.
The origin

An asset awaiting a new chapter
Between Via del Tritone and Via dei Due Macelli lies a complex of over 3,000 square metres, comprising two historic buildings dating from the late nineteenth and early twentieth centuries.
The first, designed in 1885 by the architect Francesco Azzurri, and the second, overlooking Largo del Tritone, bear witness to different moments in Rome’s architectural history.
The Sasson Group acquired this property from Due Fondo Portafoglio, a real estate fund backed by Blackstone and managed by Kryalos SGR.
In this institutional investment context, the group saw the opportunity to open a new entrepreneurial chapter for two buildings that belong to the history of Rome.
The acquisition

Seeing tomorrow’s value today
The acquisition of the complex was the starting point of a broader value-creation strategy.
Not merely an investment in a prestigious location, but in the possibility of reinterpreting an existing asset through a unified design.
Two distinct buildings, one perspective: recognising their architectural features, identifying the most appropriate uses and creating the conditions for a new economic cycle.
This is where a property stops being merely a sum of floor areas and becomes a vision.
The transformation

Retail meets hospitality
The value-creation strategy follows two complementary paths: high-street retail and high-end hospitality.
At street level, the repositioning of the retail podium took shape in 2025 with the arrival of Legami, an Italian brand with strong international recognition, selected and brought into the complex through a letting process led directly by the group.
A choice that strengthens the property’s retail identity and its bond with one of Rome’s main shopping streets.
Alongside the energy of the shop windows, one of the street-level entrances opens onto the world of Circle Six, a four-star luxury hotel that unfolds from an elegant reception hall to 51 suites on the upper floors.
A passage that leads from the vitality of the city to the intimacy of its interiors, where the charm of historic architecture meets a new interpretation of contemporary hospitality.
The value
From property to a new economic purpose
Project Triton spans the entire real estate investment cycle: from identifying the opportunity to the acquisition, from defining new uses to leasing the spaces and developing further hospitality potential.
The quality of the tenants, the positioning of the businesses and the central urban location of the buildings all contribute to new prospects for income and asset value.
An approach in which real estate ownership retains its central role, while the businesses it hosts are run by specialised operators and brands.
The outlook

A heritage that looks ahead
Project Triton reflects one of the deepest convictions of our real estate approach: buildings can hold possibilities that are not exhausted by their present use.
Recognising them, acquiring them and guiding them towards a new expression means contributing to the economic continuity of an asset, without breaking its bond with its own history.
A heritage that endures. A vision to carry it into the future.
